От чего зависят минимальные и максимальные сроки по ипотеке? В разных банках разные условия по длительности. Если оформлять ипотечный кредит по максимуму, ставка будет выше или ниже? Кому не дадут на максимальный срок?
Разброс сроков по ипотечным кредитам в России может быть от 1 года до 30 лет. Минимальный срок ипотечного договора на 1 год теоретически возможен, однако на практике редко применяется. Банк несет стартовые разовые расходы на рекламу, заключение и оформление ипотечной сделки, поэтому короткий срок кредита банку просто не выгоден. Кроме того, чем меньше срок кредита, тем больше ежемесячные платежи. Следовательно, у заемщика должен быть очень приличный официальный доход, а таких в России немного, и это тоже ограничивает ипотечные предложения на короткий срок. Поэтому банки могут предложить среднесрочные ипотечные программы от 3 до 5 лет. Но это тоже непопулярный кредитный продукт.
Стандартная длительность ипотеки
Банк предлагает разные ипотечные программы, ориентируясь на различных клиентов. В среднем ипотеку берут на 15 лет.
- короткий период кредитования 5-10 лет
- средний период кредитования 10-20 лет
- длинный период кредитования 20-30 лет
Заемщик сам выбирает срок ипотечного кредита исходя из собственных финансовых возможностей. Очевидно, что чем длительнее ипотека, тем меньше ежемесячный платеж.
Пример: сумма кредита 2 миллиона рублей.
Ипотека 5 лет: ежемесячный платеж 43000 рублей.
Ипотека 10 лет: ежемесячный платеж 27000 рублей.
Ипотека 15 лет: ежемесячный платеж 22000 рублей.
Ипотека 20 лет: ежемесячный платеж 20000 рублей.
Данный расчет усредненный по ставке кредита 10% в год. Если вам удастся взять ипотеку под 6-8%, сумма будет ниже. На сайте любого банка, предоставляющего ипотеку, есть кредитный калькулятор онлайн, где можно точно произвести расчет ежемесячного платежа и прочих Росбанк Дом: максимальный срок ипотеки — 30 лет.
Максимальный срок ипотеки
Большинство банков предоставляют ипотеку на 25 — 30 лет максимум. Ниже примеры некоторых банков по длительности кредита.

На какой срок лучше оформить ипотеку?
Чтобы не связывать себя повышенными обязательствами перед банками, лучше оформить ипотечный кредит на максимально возможный срок при условии, что процентная ставка не начинает расти из-за максимального длительности. Банки постоянно делают интересные предложения по ипотеке, и можно подобрать самое лучшее предложение: и длительность максимальная, и ставка невысокая.
Досрочное погашение ипотеки
Возможно. По закону вы всегда имеете право произвести как частичное, так и полное досрочное погашение ипотеки. Если у вас появится возможность внести дополнительный внеплановый платеж в счет погашения кредита сверх планового графика погашения, вы начнете выплачивать кредит раньше, постепенно снижая сумму ежемесячного платежа.
Обязательно проверьте возможность досрочного погашения в ипотечном договоре: с какого месяца, нужно ли предупреждать банк и каким образом.
Также обязательно проверьте условия возврата / перерасчета страховых платежей по досрочному погашения кредита.
Когда вы произведете частичное досрочное погашение ипотеки, банк пересчитает размер ежемесячных платежей и пришлет вам новый график платежей.
Кому банки дают максимальный срок по ипотеке?
Существенное значение для максимального кредита имеет возраст заемщика. Идеальный возраст заемщика на ипотеку — 30-40 лет. Сложности начинаются у предпенсионеров. Чем старше заемщик, тем короче ему банк предложит ипотечный кредит.
